Stadiums as City-Makers: A Comparative Analysis of Post- Industrial Regeneration in London, Manchester, Coventry, and Swansea in the Twenty-First Century

Stadium-led development is promoted as a catalyst of post-industrial recovery, yet its distributional effects remain contested. This thesis investigates the regenerative impact of four football arenas built in the United Kingdom since 2000s: Tottenham Hotspur Stadium (London), Etihad Stadium (Manchester), Ricoh Arena (Coventry) and Liberty Stadium (Swansea). The question is then; when and for whom do such projects deliver meaningful neighbourhood benefits? The comparative case-study design integrates planning documents, economic and demographic datasets and media archives whilst the analysis follows a common framework covering land redevelopment, investment flows, employment, housing and community perception. Across all cases the stadiums sparked visible physical upgrades: contaminated land was cleaned, transport links improved, and local image enhanced, fostering further private investment. The two larger-scaled schemes in London and Manchester accelerated property speculation, producing rising rents and displacement of lower-income households alongside a shift toward leisure-and-tourism employment dominated by low wages and casual contracts. In Coventry and Swansea however, publicly controlled, smaller-scaled projects delivered community facilities and incremental job growth without severe displacement, yet overall gains remained modest relative to initial projections. The cross-city comparison indicates that stadiums alone neither guarantee inclusive prosperity nor inevitably cause gentrification; outcomes hinge on project scale, financing structure and accompanying housing, skills and governance policies.
